Community Eligibility & Leasing

At least one leaseholder in each apartment home must be 55 years of age or older at the time of move-in and throughout the duration of the lease. Additional occupants may be 35+. Please contact our leasing team for details!

The application fee is $25 per applicant. A community fee of $1,000 is also required. Security deposit is determined following application review and is based on credit screening results. It may range from $300 up to one month's base rent, depending on credit.

Household gross income must be at least 1.5 times the monthly base rent. Acceptable income verification includes pay stubs, bank statements, tax returns, Social Security award letters, pension documentation, investment account statements, and disability income. Our leasing team is happy to walk you through the process!

Orchards at Arlington Highlands currently offers 12-24-month lease terms. Short-term leases are not available at this time. Please reach out to the leasing office for current availability and savings!

Fees & Monthly Expenses

Electricity – Residents select their electricity provider of choice. You are responsible for setting up service in your name and paying your provider directly.

Water & Sewer – Billed based on monthly usage and paid through the resident portal with your rent.

Valet Trash – Door-to-door valet trash service is included for $26 per month, conveniently billed through the resident portal with your rent.

Pest Control – Pest control service is provided for $6 per month, billed through the resident portal with your rent.

Cable & Internet – High-speed cable and internet are provided by the community for $60 per month, billed through the resident portal with your rent.

Yes. All residents are required to maintain renter's insurance with a minimum of $100,000 in liability coverage for the duration of their lease. Proof of coverage is required prior to or at move-in.

Yes!  and it's one less thing to worry about. Every apartment home comes equipped with a full-sized washer and dryer, already installed and ready from day one. No hauling appliances, no installation hassles. Just move in and settle in. To ensure a consistent and safe experience for all residents, personally owned washers and dryers are not permitted.

No, however, residents can fill out a reasonable accommodation form to have grab bars installed. Please contact us for full details!

Yes! Orchards at Arlington Highlands offers elevator access throughout the community.

Our activities calendar features a rotating schedule of social events, fitness classes, hobby groups, themed gatherings, game nights, and outings to local Arlington Highlands-area destinations. Whether you want to fill every day or simply know there's always something to join when the mood strikes, our lifestyle has you covered!

Yes! Celebrations are what community is all about. Residents are welcome to host gatherings at the pool and in designated community spaces. Just come ready to set up, clean up, and ensure your guests respect the space and community guidelines.

The pool is open daily from dawn to dusk. Please note there is no lifeguard on duty, so all residents and guests swim at their own risk. Stay safe and enjoy every minute.

Yes! Staying active is easy here at Orchards Arlington Highlands. Our fitness center is equipped with cardio equipment, strength machines, free weights, and a yoga stretching area. Fitness classes are also offered regularly through our community programming calendar.

Parking & Building Access

Orchards at Arlington Highlands offers open parking on a first-come, first-served basis, covered/reserved parking for an additional monthly fee, and accessible parking spaces. Tuck-in garages and detached garages are also available. Please contact the leasing office for current availability and pricing on premium parking.

Orchards at Arlington Highlands has controlled access at every front door entry. Guests can call the resident on our call box at the front doors, and the residents will receive a notification to allow their guests in.

Community Guidelines

For the safety of all residents, hallways must remain clear at all times in the event of an emergency. Welcome mats and front door wreaths are absolutely encouraged. Make it yours!

Orchards is designed to be a peaceful, enjoyable community for everyone. Quiet hours are observed from 10pm- 7am.  We ask all residents and their guests to be mindful of neighbors during these times.

Orchards at Arlington Highlands is a smoke-free community!

Yes! We love when residents make their space feel festive. Decorations are welcome inside your apartment and on your front door. Please ensure all decorations comply with fire safety guidelines and do not obstruct hallways or emergency exits

Maintenance, Payments & Resident Services

Simply log into the resident portal and click 'Request Maintenance'. This is the quickest and easiest way to track from start to completion. Stop by the office anytime and we can walk you through the process.

At Orchards, maintenance-free means exactly that. Our team handles all interior maintenance requests, exterior upkeep, common area maintenance, and landscaping. No lawn. No repairs. No unexpected Saturday calls to a contractor. When something needs attention inside your home, just submit a request, and we'll take it from there!

Our team is available 24/7  for maintenance needs. For after-hours emergencies, please call (817) 472 - 9556, then press 2, and the maintenance will be notified immediately.

Yes! Online payment through the resident portal is our preferred method, with flexible options including ACH, debit card, and credit card. We also accept checks at the office as well.
